There is no way to manufacture more shoreline on Star Island, expand the number of waterfront lots in the Venetian Islands, or recreate the combination of privacy and location found in Miami Beach's most established residential enclaves.

Water frontage, lot size, view corridors, privacy, architecture, condition, dockage and exact location all matter. So does something less easily measured: how difficult the property would be to replace.
